David is an outstanding agent! Prior to hiring him, our home was listed with another agent for four months. During that time, we had very little interest. That agent told us our house would just not sell unless we added a second bathroom or drastically dropped the price. When David came on board, he suggested a few cosmetic changes to make the house more marketable, and those changes paid off! We had a full price offer in 38 days!! David was so helpful during the closing process and quickly responded to our questions and concerns. I highly recommend him, and there is no doubt we will be calling him again when we're ready to buy our next home.
Our experience with David Tortolini was indescribably positive. He helped us sell a home that we had owned for 8 years after having a poor rental experience at the property after moving out of state. Not only was he extremely responsive immediately, he also took the time to walk through the property with us to give us an idea of what to realistically repair, fix, paint, or replace. He was supportive and patient during the repair process, often checking in on progress and stopping by the house to give feedback and encouragement, which was extremely helpful and motivating! He helped us price the property fairly through the use of several comparable comps in the area with completed research on pricing vs. length of time on the market to help us make a decision on the ideal number. At this time, he also presented an in depth spreadsheet which accounted for realistic costs for inspections, repairs, closing costs, etc. which would prove to be very helpful later. Once the advised repairs were complete, he listed our property promptly with the assistance of a professional photographer. This extra service made our listing really pop and showings started occurring almost instantly. After these showings, he always followed up with the buyer's realtor to gain insight and feedback on the listing. This constant communication really helped us remain optimistic during this waiting period. An offer came in quickly and he helped us negotiate a very fair deal for both sides on the final details. A home inspection resulted in the unfortunate news of a list of repairs that included a new roof. However, Dave stuck with us every step of the way. He collected multiple quotes, worked very closely with the buyer's agent, and came up with excellent researched options that were suitable for all parties involved. We were able to come to a compromise that worked the best for us. We can't help but to think that if Dave had not been on our side, this situation may have broken the deal, which would have been devastating for us, both financially and mentally. As we approached the holidays and our closing date, we also received additional negative news regarding the appraiser invoking the "Tidewater" Initiative. He still didn't let us panic and completed his response in a timely manner for the appraiser. This included the completion of an extensive report, due within 48 hours, containing numerous comparable listings, additional school district information and any/all details he could possible present to hopefully encourage validation on our agreed upon price point. And it was worth his efforts, as our appraisal was completed with no additional information necessary. We closed a week ago! We can not convey the amount of relief we feel after selling this house and know, in all likelihood, that without David, it would not have happened so quickly or at our agreed upon terms and pricing. His level of communication and determination to work on our behalf was felt during our entire experience working with him. We would recommend him to any and all who may be experiencing a similar situation but also to anyone who would like to be fairly represented as a buyer or a seller. The realistic expectations he described to us in detail helped us feel prepared for the hurdles we encountered and optimistic personality kept all of our sights, on both sides of the table, focused on the end game. Both the sellers and the buyers definitely benefited from his superior service. 5 stars!

He fixed all the wrongs of the other realtor and priced my home correctly to get sold. My house buying experience couldn't have gone any better in any way than it did, and that was due to David Tortolini's enthusiasm for his job, professional understanding of my wife's and my needs, generous availability of his time, and overall straight forwardness of the entire process.
This man is a genius! Plain and simple. To start upon our first attempt at finding our new home, I merely pushed the "ask an agent" button on the right side of a listing we were interested in checking out. We didn't expect anyone to respond for a day or so, considering it was 10 o'clock at night but, lo and behold, an email popped up from David and so began a strenuous 2 year treasure hunt. He was super responsive, always eager to help in any way he could, and even after a devastating blow came from a credit report check he hung in there until we could get our ducks in a row. Another set back came when we hit a snag in the current rental lease. I felt SO bad for wasting David's time, but he insisted it wasn't a big deal and that his time was in no way wasted. We felt like jerks nonetheless. After "taking a break" for about a year, we finally got back in touch with David and jumped right back in to getting ready for Homebuying 101! He was very flexible and accomodating when it came to trying out round 2. Multiple listing walk-throughs and endless hours of paperwork later, our credit was on point, the rental lease was worked out and we were prepared to get serious. We finally did a showing at a cozy little duplex in a desired neighborhood of Newport News and we were in love. Plans were set in motion and David helped guide us through every step of the way: making sure we had everything we needed to meet with the mortgage loan officer, preparing us for the loads of paperwork to be done at closing, and even making a stressful process enjoyable with lighthearted humor. It was amazing to see how much knowledge David had about the fluctuating trends of the real estate market and we had no doubt in our minds that he was always looking out for OUR best interests in that regard. It's been a month since our closing and we still find ourselves reaching out to David to ask any wayward questions that, even though the answer is right in front of our faces, he's incredibly patient and informative about answering. If it wasn't for him, I honestly feel like I would be stuck in an overpriced house with no clue about what to do next as a first time homebuyer.
