How the York County market is moving

A few practical things to keep in mind as you search. Months of supply, which measures what is listed against how quickly homes have been selling, currently classifies as leaning toward sellers. On sales that have already closed, homes went for at or above what they asked, so when you look at past sales, read the asking price as something close to the number the house actually brought. If your range is $250,000 to $500,000, know that band makes up a bigger share of what sells than of what is listed, so less of it is sitting around at any one time and you will want to be ready to move when something fits. One more search mechanic: about one in ten listings here is land or a commercial building, so filter those out before you judge how much is actually for sale. Most of the homes for sale here are houses.

What your money buys here

The typical home here was built in 1995, with the middle of the range running from 1985 to 2013. That is a solid, established house, and it comes with the ordinary rhythm of a house that age: ask which of the roof, the air handler and the water heater have been replaced and when, because at this point some of that work is already behind the house and some of it is ahead. A three-bedroom, the most common layout sold, runs around $399,900. The largest single group of closed sales landed between $250,000 and $500,000, which is where most of your touring will happen. For that money you get a real yard, a garage in many cases, and a house whose major systems have a documented history you can actually read.

Styles and schools in York County listings

Style labels dominate the search filters here: roughly a third of homes are described as Transitional and about a quarter as Traditional. A home can carry more than one label, so the two overlap, and no price difference between them shows up in the numbers. Filter by style to narrow the look you want, not to narrow the budget.

On schools, what you see in a listing is what the listing agent typed in, and those fields go stale as boundaries change. With that in mind: the listings name York High for roughly a third of homes, Bruton for roughly a third and Grafton for roughly one in six. At the middle school level, Yorktown Middle and Queens Lake Middle each appear on about a third of listings, with Grafton Middle on roughly one in six. Build your search on the things that are actually consistent across the county instead: frontage, property class, and price band.
