Start with the supply picture: the months-of-supply figure here falls into the range classed as leaning toward sellers. That is a ratio of listed stock to the pace homes have sold at, and it is worth knowing before you form a price strategy with your agent. On sales that have already closed, homes went for at or above what sellers were asking. Keep that in mind as background when you read a list price, and nothing more. The practical thing to do when you scan inventory: filter out land and commercial listings first. On schools, the listings most often name James Blair Middle, with Lois S Hornsby Middle School on about one in ten and Toano Middle on a small share. Those are fields typed in by listing agents, not district assignments, and boundaries and listing data both go stale, so confirm the current assignment for any specific address with the school district. A handful of names come up often enough in the listings to be worth knowing. Country Club Villas accounts for roughly one in six listings. Killarney is about one in ten, and Westport, Nottingham Place and St Andrews Village each account for about one in ten as well. The catch is that about half of the listings here are not covered by any of those names at all; they sit in smaller communities you would never think to type into a search box. So searching by community name misses most of this market. Build your search on the things that apply to every listing instead: property class, price band, and what the home fronts onto.
